Investment Property Assistance for New Investors

Calling all new investors!

For many new investors, real estate is a relatively simple investment to understand… Purchase a piece of property, rent it out, and make money, right? Wrong. Investing in real estate is far more complex than it may seem on the surface, and unfortunately many new investors do not realize this until it is too late, and they’ve already made a poor investment decision.

When you invest in a piece of property, you want to put that money to work as soon as possible and make it grow so that you have much MORE money in the future, not less.

You have to make enough return on the property to cover the risk you have taken, pay the taxes as well as any other unforeseen repairs hidden behind walls or under floors, such as bad plumbing, bad electric, mold or termite issues – all of which are easily taken care of with the right team in place.

Real Estate can be as simple as avoiding bankruptcy with smart investments and generating rental income on an uninterrupted basis so that you can eventually generate enough income to invest in additional properties. For the first time investor, simple doesn’t mean easy; you’ve got to know the playing field.

If you make a mistake, you could find yourself upside down in a sticky financial crisis. That’s why our Real Estate Associates & Financial Services acts as an investment partner, looking out for every new client’s best interests, and educating along the way.

We locate and negotiate the best deals in town through our contacts in the court house and in several private banks. We have many of the relationships new investors may not have yet.

When you invest in real estate, there are several ways you can make money, but two of the most popular include:

  • cash flow income (owning and operating a piece of real estate that generates rental income on a monthly basis), and
  • real estate appreciation (property that becomes more valuable due to a change in the real estate market or advancements within the neighborhood).

We like to locate properties that will accomplish both of the above mentioned strategies by securing foreclosures that are worth more than their asking price, and will bring in a substantial amount of rental income each month. Our in-house construction crew will get your new home rehabbed and ready for tenants as soon as possible, and we do this work at rates that are typically 30% lower than the average contractor would charge…. again, passing along the benefits of our existing relationships to new investors.

We work extra hard to have the property occupied in about 90 days, so that you aren’t losing money, and we provide top-notch property management and maintenance the entire time you remain the owner of the home. Once you’ve had a few months of sitting back, relaxing, and collecting income on your new investment property, you may start considering your second piece of investment property.

We provide a one-stop-shopping experience for a real estate investor of any background or experience level, but it’s our new investors who find tremendous value. We avoid mistakes that could potentially cost them lots of money in the long run and take the fear away by walking them through the entire process – from “A to Z”. From new investor, to seasoned investor … all you need is a good track record to progress and we can help.

Are you a new investor? Contact us today to learn more about our “A to Z” approach.
